Karasay business centre in Almaty
Karasay is an office complex on the corner of Karasay Batyr and Aitiev streets in the Almaly district. In terms of data it is the most closed property in our whole selection of thirty buildings: neither the year of construction, nor a reliable number of floors, nor a confirmed list of amenities could be found for it. Its own website returns only metadata, the specialist catalogues are closed or deleted, and the listings have gone into the archive. Below is an honest account of what is confirmed, what is not and what will have to be checked in person.

Let us start with what the sources do not contain
For this building the list of gaps is longer than the list of facts, and there is no point in hiding it. The year of construction has not been found. The architect, the exact number of floors and the typical floor plate area have not been found. Not one amenity from the standard set has been confirmed: neither air conditioning, nor ventilation, nor backup power, nor seismic resistance, nor the number of lifts, nor the ceiling height. No English name has been found — the complex uses only the Russian one.
There is almost no verifiable data on this building in the public domain. The own website, when accessed, returns only the title and the metadata — the substantive text is rendered by a script and cannot be read. The industry entries for the property have either been taken down or are closed to checking, the letting listings for the address have gone into the archive, and the web archive holds no snapshots of the site. For that reason only what is confirmed twice has been entered in the specifications below, and the remaining fields have been left blank: that is more honest than putting in an unverified figure and passing it off as fact.
We think it right to say this outright rather than to fill the page with plausible formulations. Everything below is either confirmed or explicitly marked as unconfirmed.
What is confirmed
The address: 152/1 Karasay Batyr Street, on the corner with Aitiev Street; the second entrance is given in directories at 140 Aitiev Street. The address is confirmed independently by mapping services and by city directories. The district is Almaly; there is no direct statement for building 152/1, and it has been determined from the neighbouring building on the same corner and from the title of an archived listing.
Class B is stated by the complex’s own website — that is the only source. The composition of the property: four office blocks and 27,000 sq m of office space, again according to the own website; the catalogues repeat this wording verbatim, that is, they repeat it rather than confirm it independently.
The management company is named as Best International — again only according to the own website. There is indirect confirmation: the property’s contact email address in the city directory is formed from the name of that company. This is not an independent corporate confirmation, but the connection looks real. No website of its own, register entry or list of other properties for this company could be found.
The number of floors: ten or nine
The only technical characteristic on which there is anything at all is the number of floors, and even that diverges: some descriptions give ten floors, others nine.
Double caution is needed here. First, part of the search output confuses the floor of a particular office with the height of the building: the phrasing “office on the ninth floor” easily turns into “nine-storey building”. Second, the same unverifiable directory produced in one response Class A, an area of 5,000 sq m and 600 parking spaces — a set that directly contradicts the confirmed 27,000 sq m of Class B. That is a sign that the data of several different buildings is mixed up there, which is why we do not use the year of construction from the same response either.
There is an indirect argument for a height of at least five floors: tenant entries in the directory give offices 503 and 505, so the fifth floor exists. Beyond that nothing can be said from the open data.
Four blocks instead of a single tower
The format of the complex is its only confirmed architectural feature, and it deserves a separate discussion, because for a tenant it matters more than the year of construction.
Four separate office blocks totalling 27,000 sq m is not a tower with a shared lobby and a shared lift group but several buildings on one site. There are several practical consequences. First: the blocks may differ noticeably from one another in condition, engineering and tenant mix — you have to look at the specific block, not at “the building”. Second: the route from the car park to the workplace and from block to block runs outdoors, and in winter that is felt. Third: each block may have its own entrance and its own access regime, which is convenient if you need a self-contained perimeter.
At the viewing be sure to establish which of the blocks the offered space is in, and look at the others — the difference between them here may be greater than between different buildings next door.
Who works here
A full list of tenants could not be obtained: the page with the list of organisations in the directory returns an error, and the number of organisations in different slices of the output ranges from thirty-three to seventy-five, which points to instability in the data feed rather than to real change.
Three residents are confirmed by separate entries: a construction company in office 503 on the fifth floor, a medical centre in office 505 on the same floor and a law firm registered at the address of the complex. A profile cannot be determined from three entries, but the combination of a construction, a medical and a legal company suggests a mixed mix without an obvious sectoral core.
A separate caveat about this address: the most detailed thing written about it relates not to the building but to the work of the medical centre inside it — to the doctors and to making appointments. The quality of the business centre cannot be judged from that.
What to check first at a viewing
There is little verifiable data on the building, so here a viewing replaces the description rather than supplementing it. There are five things to look at. The actual number of floors and the floor of the unit on offer — the descriptions diverge on this. The condition of the lifts and the common areas: at this address the number of organisations working in the building differs twofold between descriptions, which means occupancy may turn out to be noticeably lower than expected. The access regime outside working hours and at weekends. The presence, type and cost of parking. And who exactly manages the building and how quickly they close requests — in the absence of open data this is the only way to gauge the standard of operation in advance.
Such a spread is a sign that the data on this address was gathered at different times and in different states rather than reflecting a settled picture. So what is worth relying on is what can be seen on site.
Among the strengths are the cleanliness, the convenient location and the affordably priced offices. Among the weak points: the building feels closer to a hostel than to a business centre, and it has few access points; in winter the rooms are chilly — around eighteen degrees indoors when it is minus ten outside — and there are draughts; the works on the building are unfinished, and that is worth taking into account when discussing the rent. We can neither confirm nor refute any of these points with technical data, because there is no technical data on the building — which makes it all the more important to check them in person at a viewing.
Location
The complex stands at the junction of Karasay Batyr and Aitiev streets — this is a quiet part of the Almaly district, away from the main arteries but within walking distance of them. The nearest surface transport stop is at the junction of Karasay Batyr and Auezov.
With the metro it is more complicated: different sources name as the nearest either Mukhtar Auezov Theatre station or Alatau, both roughly 1.3 km away. Neither variant could be checked directly, so we give both and recommend working out the route for yourself. The order of magnitude is the same in either case: some fifteen to twenty minutes on foot.
Do not confuse the property with its namesakes, of which there are many here. The Karasay district and the village of Karasay are in the Almaty region. Karasay Batyr is a historical figure, and streets and institutions are named after him. On Karasay Batyr Street itself there are many buildings with other numbers, including the neighbouring number 152 without a fraction, which houses a medical centre — that is a different building. Check the house number in full, together with the fraction.
What to check in person — a longer list than usual
For this building the catalogues have done nothing for you, so here the viewing replaces the whole of the preparatory work. Allow more time for it than usual and go with a specific list.
- the year of construction and the seismic resistance — request them as a document, they are not in open sources
- which of the four blocks the space is in and how the blocks differ from one another
- the number of floors in your block and how many lifts it has
- the area of the space by measurement, not by listing
- how the heating and ventilation are arranged — the chill in winter needs checking
- whether there is air conditioning and at whose expense it is installed
- whether there is a backup power supply, if you have a server room or equipment
- parking: how many spaces, where they are and how visitor passes are issued
- the access regime in the evening and at weekends, and the number of entrance groups
- who acts as the management company and how maintenance requests are submitted
Questions and answers
In what year was the Karasay business centre built?
The year of construction is recorded nowhere. The complex’s own website returns only metadata, the industry entries for the property have been taken down or are closed to checking, the letting listings have gone into the archive, and the web archive holds no snapshots of the site. The only figure encountered came together with the data of other buildings and has no confirmation, so the year has been left blank in the specifications.
How many floors does the building have?
Not known exactly. Some descriptions give ten floors, others nine. The existence of at least five is confirmed indirectly: tenants of the building are listed at offices 503 and 505.
How is the complex arranged?
According to its own website, Karasay consists of four office blocks with a total office area of 27,000 sq m. This is not a single tower with a shared lobby but several buildings on one site, so the blocks may differ noticeably in condition, engineering and tenant mix. At a viewing it is important to establish which block the space is in.
Who manages the building?
The own website names Best International as the management company. That is the only source; the connection is confirmed indirectly by the fact that the property’s contact email address in the city directory is formed from the name of that company. No separate website, register entry or list of other properties for this company could be found.
What amenities does the building have?
Not one amenity is confirmed by an independent source. Air conditioning, ventilation, backup power, seismic resistance, the number of lifts and the ceiling height are not named in the open data at all. All of this will have to be established at a viewing and requested from the owner as documents.
How can I find out available space and lease terms?
We do not publish rents for the building, and there is no up-to-date list of vacant units in the public domain: the listings for the property have gone into the archive and the specialist catalogues are unavailable. Send a request and we will ask the management company for options and put together comparable offers in the Almaly district.
