Abylai Khan Plaza business centre in Almaty
Abylai Khan Plaza is a mixed-use complex at the junction of Abylai Khan Avenue and Makatayev Street in the Almaly district of Almaty. Offices here sit alongside a four-star hotel, a three-level retail gallery and apartments, and that neighbourhood determines almost everything: from the access regime to the load on the parking. Below is what the sources confirm, where they disagree and what is worth checking in person before signing a lease.

What the complex is and who built it
Unlike most business addresses in Almaty, this building has a traceable international project team. The architecture, according to the website of the general contractor, was carried out by the Kazakhstani practice INK Architects; the general contractor was the Italian company Renco, while structural design and construction supervision were handled by Englobe. The contractor names Darin Construction as the client of the project — a legal entity with that name is registered at the address of the building itself, but in the directories it already appears as the structure managing the complex, and its main line of business in the register is listed as hotel operations. In other words, the roles of developer and subsequent operator are mixed up in the sources, and open data gives no unambiguous answer as to who exactly acted as the developer.
The year of completion differs. Market descriptions and the aggregators give 2017; an industry publication from that same year 2017 wrote about a planned deadline of “the second quarter of 2017”. At the same time the website of the general contractor Renco dates the completion of works to December 2018. The discrepancy is explicable — the office and the hotel components could have been commissioned at different times — but we will not choose one value on behalf of the sources.
There are eleven above-ground floors, three underground levels with parking and plant rooms below the building, and a height of around 52 metres. The total area of the complex is the most disputed parameter: the Renco and Englobe project data give 47,000 sq m, market descriptions give 51,000 sq m, and the construction portfolio of the contractor gives 50,066 sq m. One more aggregator publishes 20,545 sq m, which differs from the rest by more than a factor of two and most likely refers to part of the property. The order of magnitude is nevertheless stable: around fifty thousand square metres for the whole complex.
The office component inside a mixed-use complex
The offices occupy seven floors. Their area is also quoted differently: an industry publication names 13,200 sq m as the area of the business centre, market descriptions give 13,866 sq m of lettable space, and the portfolio of the contractor gives 11,270 sq m. The spread is not critical for a decision, but it shows that figures from listings in this building should be double-checked against the lease.
The range of units on offer differs more sharply, and that already affects the search. The official website of the complex speaks of units from 60 to 1,500 sq m, market descriptions of units from 116.8 to 2,396.4 sq m. The practical conclusion: the minimum lot in the building is probably smaller than market descriptions show, and large units do exist but appear irregularly. A small team is better off asking the owner directly rather than going by the lower limit of the listings.
Class A is claimed on the official website of the complex and confirmed by market descriptions. An important caveat: they go back to a single database, so their agreement with each other does not amount to two independent confirmations. The city directories classify the property not as a business centre at all but as a mixed-use complex — and in terms of how the building actually works, that is more accurate.
Sharing the address with a hotel and a retail gallery
The complex houses the Mercure Almaty City Center hotel of the Accor group — four stars, two restaurants, a lobby bar, four conference halls and a spa centre. Different numbers of rooms are given: 116 according to the portfolio of the contractor, 120 according to the general contractor, around 117 according to the city directories. The complex also holds 28 furnished apartments and a retail component on three levels — 5,800 or 4,205 sq m depending on the data.
For an office tenant these are concrete advantages. Visiting partners can be put up in the same building where the meeting takes place. A conference needs no outside venue — the four halls of the hotel operate within the same perimeter. Lunch, coffee, a pharmacy and everyday errands are covered inside without stepping out onto the street, which in January and in July in Almaty means more than the description suggests. The spa centre of the complex lives a life of its own and draws visitors from outside, which means that in the evening hours the flow through the lobby is not an office one alone.
This kind of neighbourhood also has costs, and they are predictable. Guest flows — hotel residents, shoppers from the retail gallery, spa visitors — pass through the same address as your staff. That is a load on the lifts, on the entrance group and especially on the parking. If it matters to your company that a client reaches the meeting room without walking through a retail gallery, the access layout and the lift groups are worth going through at the viewing rather than on the floor plan.
Engineering, security and parking
The set of systems in the building matches the class claimed, but on some parameters the sources are silent — and that is worth knowing in advance rather than discovering during negotiations.
- ventilation: supply and exhaust, natural and mechanical, integrated with air conditioning
- air conditioning: the official website writes about ventilation and air conditioning systems without specifying the type, an aggregator mentions central and local units
- high-speed lifts; not a single source publishes their number
- Orion and Bolid security systems, round-the-clock CCTV
- underground parking on three levels, with a norm of one space per 100 sq m of leased area
- nine internet providers are available in the building
What the open sources do not have
The number of parking spaces differs: market descriptions give 208, while the construction portfolio of the contractor gives 175 with a parking area of 3,221 sq m. The second figure works out at about 18 sq m per space, the first at about 15, which is tight for underground parking with driveways. That is an indirect argument in favour of the lower number, but neither version has direct confirmation. Given that a shortage of spaces at peak hours is the most noticeable weak point of the building, the number of spaces allocated to your unit is best fixed in the lease as a figure.
The seismic resistance of the building is stated neither on the official website, nor in the catalogues, nor on the pages of the designers. For Almaty this is a material parameter, and with a long lease it is worth requesting in documentary form. In the same way, no mention of backup power supply and no environmental certificate of any kind could be found — neither LEED, nor BREEAM, nor the national OMIR. The ceiling height and the typical floor plate are not published in open sources either.
There is no systematic list of tenants of the office component: there are around twenty organisations within the complex, but neither the owner nor anyone else publishes a proper schedule of residents. Individual company names do come up at this address in open sources, yet a mention is not confirmation of a live lease, and presenting such names as the tenant mix would be inaccurate.
Getting to the office and what to clarify before signing
The building stands in the historic business part of the city, and the metro here really is a workable option rather than a line in the description. To Zhibek Zholy station different estimates give between 0.5 and 0.7 km and around ten minutes on foot. To Raiymbek Batyr station it is between 0.8 and 1.2 km and up to fifteen minutes. The estimates differ, but all of them fall within walking distance. The nearest surface transport stop is on Makatayev Street, roughly 76 metres from the building.
The strengths of the complex are consistent: a modern building with panoramic windows, the cleanliness, the work of the security and reception staff, and the surroundings with banks, pharmacies and cafés. There are only two weak points — a shortage of parking spaces at peak hours and occasional lift failures. Both relate to peak load, so it is sensible to schedule a viewing for nine in the morning rather than the middle of the day.
Before signing the lease it makes sense to close four questions. How many parking spaces are allocated to your unit and what happens to visitor cars. What exactly is included in the rent, what is invoiced as a separate line and on what basis it is indexed. How access for staff and visitors is organised relative to the guest flows of the hotel and the retail gallery, especially outside working hours. And, finally, the condition of the unit: the fit-out, the furniture of the previous tenant, and the timing and budget for bringing the space into working order.
Questions and answers
What class are the offices in Abylai Khan Plaza?
Class A is claimed on the official website of the complex and stated by market descriptions. They go back to a single database, so their agreement does not count as two independent confirmations. The city directories classify the property as a mixed-use complex: the offices occupy seven floors out of eleven.
In what year was the building completed?
The data disagree. Market descriptions and the aggregators give 2017, and an industry publication from 2017 wrote about a planned deadline of “the second quarter of 2017”. The website of the general contractor Renco dates the completion of works to December 2018.
What else is in the complex besides offices?
The Mercure Almaty City Center 4* hotel of the Accor group with two restaurants, a lobby bar, four conference halls and a spa centre, a retail gallery on three levels and 28 furnished apartments. The sources give different numbers of hotel rooms: from 116 to 120.
Is there parking and are there enough spaces?
The parking is underground, on three levels. The data on the number of spaces disagree: market descriptions give 208, the construction portfolio of the contractor gives 175. The official website states a norm of one space per 100 sq m of leased area. A shortage of spaces at peak hours is mentioned regularly, so the number allocated to your unit is worth fixing in the lease.
How do I get to Abylai Khan Plaza by metro?
Zhibek Zholy station is between 0.5 and 0.86 km away depending on the source, about ten minutes on foot. Raiymbek Batyr station is between 0.8 and 1.2 km away, around fifteen minutes. The nearest surface transport stop is on Makatayev Street, roughly 76 metres from the building.
How can I find out available space and rents in the building?
The range of units differs between sources: the official website speaks of space from 60 sq m, while the brokerage catalogues start counting at 101–117 sq m. Owners do not publish some units openly. Send a request and we will collect the current options in the building and comparable offers in the Almaly district.
