Alatau Grand business centre in Almaty
Alatau Grand is a nine-storey office building at 28v Timiryazev Street in the Bostandyk district of Almaty. It has two features its neighbours of the same class do not: a floor of more than two and a half thousand square metres and a separate parking block. It is also the building where the visa centres of a good dozen countries are concentrated — and for a tenant that means more than it seems. Below is what the sources confirm and what to look at when choosing a unit.

A building with a separate parking block
The building was completed in 2007 and has nine floors plus a technical floor and a basement. The total area is 28,131 sq m, the office area 25,600 sq m and the lettable area 20,180 sq m. The ceiling height is 2.8 metres and the seismic resistance is 9 points. These values are given consistently both by the official website of the building and by the brokerage catalogues.
The most remarkable parameter is the typical floor plate: 2,560 sq m. For a nine-storey Class B+ building this is a very large slab, twice that of a typical property of the same height. The explanation is found in the description of the site: the complex occupies a plot of 0.8297 hectares, and besides the office building it holds a separate three-storey car park building with a technical floor and a basement. In other words, the cars have been moved out into a standalone block, and the office slab is not eaten up by parking ramps.
The practical meaning of such a floor for a tenant is direct. A company of two hundred-odd workplaces fits on a single level, without splitting the team between floors and without a daily dependence on lifts inside its own structure. The flip side is that with a 2.8-metre ceiling a deep slab demands careful work with lighting: workplaces in the middle of the floor receive almost no natural light.
The dispute over class
The market descriptions assign the building to Class B+. Some of the listings aggregators, which publish identical text and evidently go back to a single original source, state that the building “meets all the standards of a Class A business centre”. The official website of the building does not publish a letter class at all.
There is a second discrepancy too — over the total area. The official website and the market descriptions give 28,131 sq m, while some of the aggregators state 15,000 sq m. This may refer only to the office block without the parking building and the technical levels, but there is no explanation anywhere. We give both values, noting that 28,131 sq m is confirmed by two independent sources and 15,000 by one.
With a spread like that it is more useful to go not by the class or the total area but by what can be checked: the ceiling height in the specific unit, the operation of the lifts, the number of allocated parking spaces and the condition of the fit-out. A 2007 building with a 2.8-metre ceiling is a solid working format, but not a Class A property by modern standards.
Visa centres as the profile of the building
According to the available data, 54 organisations are registered in the building, and its profile is quite unusual. The visa centres and consular offices of a whole range of countries are concentrated here — among them Norway, the United States, Bulgaria, Greece, Croatia, the Czech Republic, France, Lithuania, Hungary and Denmark. Besides them the building houses Nestlé Food Kazakhstan, General Electric International, KazStroyService, Pantos Logistics Kazakhstan, CWT Kazakhstan, Ingosstrakh, the Smapse language centre, the travel company Shakh Travel, the BeTurbo gym, The HUB coworking space, Bank RBK and Halyk Bank cash machines and a canteen.
For a tenant this is a two-sided factor, and it should be weighed soberly. The upside is a very high and steady flow of visitors: if your business relies on people off the street — legal services, insurance, language courses, notary work, tourism or catering — the building generates traffic by itself. Companies in fields adjacent to visas are here for exactly that reason.
The downside is of precisely the same nature. Visa centres work by appointment and create queues, and queues mean a load on the lifts, the lobby, the toilets and the parking. For a quiet back office or a development team that needs concentration and a predictable entrance, such a neighbourhood is more of a hindrance. Before signing a lease, come during the morning hours of a weekday: the difference between this building at nine in the morning and at four in the afternoon is substantial.
Engineering and connectivity
The engineering specification of the building matches its year of construction. The unusually wide choice of telecom operators deserves a separate mention — six providers in one building are not often encountered and mean that a backup internet channel can be arranged without laying an external route.
- local air conditioning
- natural and supply-and-exhaust ventilation
- providers in the building: Aspan Telecom, KazakhTelecom, NLS, SmartNet, MTS, OBIT
- parking: 160 surface and 102 underground spaces in a separate three-storey block
- ceiling height of 2.8 m, seismic resistance of 9 points
- open-plan and cellular layouts, carpet and tile flooring
Lifts, parking and wayfinding: three bottlenecks
The strengths of the address are consistent and recurring: the convenient location, the modern architecture, the comfortable waiting area, the friendly staff, and the coffee shop, restaurant and fitness centre inside the building.
The weak points of the building recur and add up to a clear picture. The first is the lifts: narrow, slow and often out of order. With the flow of visitors to the visa centres this is the most noticeable problem of the building. The second is parking: despite the 262 declared spaces in a separate block, it is expensive and a free space is hard to find. There is also a claim that “there is no parking” at all — it contradicts both the official website and the catalogues, and it probably refers to free access rather than to existence as such. The third is wayfinding inside the building: narrow corridors with turns in which a visitor finds it hard to locate the right office. The fourth is that access to the toilets is restricted to the staff of tenants.
None of these points is a verdict, but all of them relate to day-to-day operation rather than to one-off trifles. At the viewing it is worth checking each of them in person: take the lift to the top floor, drive into the car park, walk from the entrance to the prospective unit and note how clear the route is.
Location and what to clarify before the lease
The nearest metro station is Baikonur, about 1.6 km away and around eighteen minutes on foot; other estimates give 1.3–1.4 km, which is explained by a different starting point. In other words, the metro here is an option for those who are not in a hurry, and the main load falls on surface transport and cars.
Timiryazev Street is an established business belt of the city. A few hundred metres away stands BNC Plaza, and a little further off is the Atakent exhibition and business complex with a shopping centre, a hotel, a gym and a water park; the street itself holds a large number of cafés and restaurants. Lunch, a meeting or the gym can be handled without leaving the address.
Neither the developer, nor the architect, nor the management company is named in open sources; the building has no environmental certificates and there is no data on backup power supply either. Before signing the lease, establish: how many parking spaces are allocated to the unit and at what price; how matters stand with the lifts in your part of the building; what the real ceiling height is and how lighting is handled in the depth of the floor; and what exactly the service charge covers.
Questions and answers
Why does the building have such a large floor?
The typical floor plate is 2,560 sq m across nine floors. This is explained by the size of the plot: the complex occupies 0.8297 hectares, and the parking has been moved out into a separate three-storey car park building rather than built into the office block. The total area of the building is 28,131 sq m and the lettable area is 20,180 sq m.
What class is the Alatau Grand business centre?
The market descriptions assign the building to Class B+. Some of the listings aggregators, which publish identical text, state compliance with Class A standards. The official website of the building does not publish a letter class. The building was completed in 2007 and the ceiling height is 2.8 metres.
How many parking spaces are there?
160 surface and 102 underground spaces — 262 in total, in a separate three-storey car park block. This is confirmed both by the official website and by the brokerage catalogues. At the same time the cost of parking is high and a free space is hard to find.
Who rents offices in the building?
According to the available data there are 54 organisations in the building. The visa centres and consular offices of Norway, the United States, Bulgaria, Greece, Croatia, the Czech Republic, France, Lithuania, Hungary and Denmark are concentrated here. Among the other tenants are Nestlé Food Kazakhstan, General Electric International, KazStroyService, Pantos Logistics Kazakhstan, CWT Kazakhstan, Ingosstrakh, The HUB coworking space and the BeTurbo fitness club.
Who does the building suit and who does it not?
It suits a business that lives on visitors off the street: legal and insurance services, tourism, language courses, notary work, catering — the visa centres create a steady flow of people. It suits a quiet back office or a development team less well: the queues at the visa centres put a load on the lifts, the lobby and the parking.
How can I find out available space and rents?
Owners do not publish some units openly, and the ranges of available space differ between catalogues. Send a request and we will collect the current options in the building and comparable offers on Timiryazev Street.
