Almaty Plaza business centre in Almaty
Almaty Plaza is a thirteen-storey building completed in 2022 at the junction of Nauryzbai Batyr and Mametova streets in the Almaly district. It is the youngest Class A property among those that appear in reviews of the Almaty market, and one of the few of that class outside the usual business core of the city. Below are the parameters of the building, what makes it different technically and what a tenant moving into a new property should bear in mind.

Class A outside the business core
Class A buildings in Almaty are traditionally concentrated in the Medeu and Bostandyk districts, along Al-Farabi and Dostyk. Almaty Plaza is in the Almaly district, closer to the lower part of the city, and under the classification used in market descriptions it belongs to Class A. That makes it one of the few addresses where top-tier building quality is combined with a location in a different part of the city and, accordingly, with a different competitive environment for rent.
The total area is 23,625 sq m and the lettable area is 21,300 sq m. The building is equipped with six lifts, and three escape staircases are provided on each floor. Seismic resistance is stated at up to 9 points, and the facade has panoramic glazing around the perimeter. The structure is described as a steel frame with monolithic floor slabs and a raised floor ready for fit-out.
On the number of floors the sources mostly agree on thirteen; the city directory gives twelve on export — this is the only source that diverges from the rest. The developer, the architect and the management company of the building are not named in open sources, and the property carries no LEED or BREEAM environmental certification.
Ceilings of 4.2 metres and a floor of 1,575 square metres
Two parameters set the building apart technically. The ceiling height is 4.2 metres, whereas the norm for Class A in Almaty is considered to be from three metres. The typical floor plate is 1,575 sq m: the largest figure among the Almaty Class A buildings that publish it — next come Capital Tower with 1,500 sq m and BNC Plaza with 1,245.
What this gives in practice. A ceiling of 4.2 metres allows ventilation, cable trays and lighting to be run under the slab and still leaves more than three metres clear — that is, it removes the compromises that have to be accepted in buildings with three metres. With that reserve, a double-height space, a mezzanine in the tall zone and meeting rooms with full-height glass partitions become possible without a sense of crowding.
A large typical floor solves a different problem — keeping the team together. A department of 120 to 150 people fits on one level, without being split across floors and without a lift between neighbouring teams. For call centres, support services and operational divisions, where dense occupancy and a direct line of sight to the team leader matter, such a floor is worth more than two of 750 sq m.
- underground parking for 46 cars and surface parking for 77
- six lifts and three escape staircases per floor
- panoramic glazing around the perimeter
- ceiling height of 4.2 metres, a typical floor of 1,575 sq m
- seismic resistance of up to 9 points
- telecom operators: Jusan, Kazakhtelecom, SmartNet, Kazteleport, Freedom Mobile
Occupancy: how this helps a tenant
The building is young and not fully occupied: roughly four of the thirteen floors are taken, and the number of organisations at the address is around seven. This is usually presented as a drawback, but for a tenant there is also a practical benefit here that is worth knowing before negotiations.
With partial occupancy the owner has more room to discuss terms: the length of the lease, a rent-free period for the fit-out, the number of allocated parking spaces, a contribution to the cost of bringing the unit into working order. In a fully occupied building these conversations usually do not happen at all. In addition, the most interesting options are free — a whole floor, the upper levels with a view, units with windows on two sides.
The other side is real too: the lift runs unpredictably, there is no in-house cafeteria, and questions about the ventilation remain. Some such things in new buildings are sorted out in the first years of operation and some remain. Check in person and ask the neighbours who have already moved in.
Transport and surroundings
The nearest surface transport stop is Nauryzbai Batyr Street, 224 metres from the building. For metro stations the distances are as follows: Zhibek Zholy is about 1.5 km away, roughly sixteen minutes on foot; Raiymbek Batyr is about 1.5 km, roughly eighteen minutes. In other words, the metro is within walking distance, but it is a proper walk rather than a step out of a station hall.
The surroundings include a pharmacy, cash machines, a hospital, cafés, shops, a mini-market, a park and a retail zone; the MEGA Park shopping centre on Makatayev Street is nearby. The Almaly district in this part is a dense urban environment with mixed development, where everyday errands are covered on foot but there are noticeably fewer office neighbours than in the upper part of the city.
There is no specific data in the sources about the exits onto the Raiymbek and Abylai Khan arteries — the route at peak hours is worth checking yourself, especially if staff travel down from the upper microdistricts.
What to check before signing
Climate control is point number one, because there is a direct discrepancy between the sources here. The website of the building states local air conditioning and ventilation that is both natural and mechanical, while market descriptions state central air conditioning and a supply-and-exhaust system. These are fundamentally different solutions in terms of running cost and of who is responsible for the equipment. Demand an answer for the specific unit, not for the building as a whole.
Parking is the second point. 46 underground and 77 surface spaces for 21,300 sq m of lettable area is not much: at full occupancy of the building, demand for spaces will noticeably exceed supply. Right now, while the building is only partly occupied, allocated spaces are easier to agree, but they need to be fixed in the lease for the whole term rather than for the first year.
Third, the fit-out and the raised floor. The building is handed over ready for fit-out with a raised floor, and this affects both the budget and the timing: distribution through a raised floor is convenient but requires a design and approval. Clarify what exactly is included in the rate, who approves the fit-out design and how long approval takes — that determines when the team will actually sit down at their desks.
Questions and answers
What class and what year is the Almaty Plaza building?
Market descriptions assign the building to Class A, with 2022 as the year of completion. The total area is 23,625 sq m, the lettable area 21,300 sq m and there are thirteen floors (the city directory gives twelve).
What is the ceiling height and the floor area?
The ceiling height is 4.2 metres — noticeably above the typical figure for Class A in Almaty. The typical floor plate is 1,575 sq m, which allows a large division to be placed on one level without being split across floors.
Where is Almaty Plaza and how do I get there?
Almaty, 17a Nauryzbai Batyr Street, at the junction with Mametova Street, Almaly district. The nearest surface transport stop is Nauryzbai Batyr Street, 224 metres away. Zhibek Zholy and Raiymbek Batyr metro stations are about 1.5 km away, sixteen and eighteen minutes on foot.
What air conditioning does the building have?
The sources disagree: the property website states local air conditioning, while market descriptions state central. This point should be clarified for the specific unit: both the service charges and the area of responsibility for the equipment depend on it.
How many parking spaces are there?
Underground parking for 46 cars and surface parking for 77. For 21,300 sq m of lettable area this is a limited resource, so the spaces allocated to a unit are worth fixing in the lease for the whole term of the lease.
How can I find out available space and rents?
The building is only partly occupied, so large units and whole floors are among the space available and the terms are negotiable. Send a request and we will collect the current options in the building and comparable offers in the Almaly district.
