Almaty Towers business centre in Almaty
Almaty Towers is a complex of two twin towers 100 metres high at the junction of Baizakov and Satpayev streets in the Bostandyk district. This is not simply an office building: the towers are linked by a shared three-storey podium with a five-star hotel, and inside are the Kazakhstan Stock Exchange, one of the largest coworking spaces in the country and a hall for 1,200 people. Below is how the complex is arranged, who leases space in it and what to bear in mind when choosing a unit.

The architecture of the complex and its history
The complex was built on the site of the former Bread Factory No. 1. The design was produced by the Almaty design institute Kazgor; the facade works were carried out by the Austrian company GIG — a unitised system fitted to the hexagonal geometry of the towers, some 16,500 sq m of facade and 827 top-hung windows. The structure is a monolithic frame, clad in grey porcelain stoneware with tinted glazing. The complex was built under the name Rachat Towers and received its present name later.
The hexagonal plan of the towers is a rare solution for Almaty, and it has a practical consequence for a tenant: corner rooms in such a building get an obtuse angle rather than a right one, so standard furniture layouts designed for a rectangular office fit them less well. The layout of a unit in the corner of a tower is worth checking against measured drawings rather than a marketing floor plan.
On the formal figures the data disagree, and this is worth keeping in mind when comparing the complex with other buildings. The number of floors: the website of the complex and market descriptions state 25 floors, while the facade contractor in its project description gives 26. The total area: 87,634 sq m according to some data, around 89,000 sq m according to others. The lettable area is 33,126 sq m and seismic resistance is 10 points. The class of the building is B.
The exchange, the coworking space and the hall: what is inside the complex
The anchor tenant is the Kazakhstan Stock Exchange: KASE moved into the north tower in November 2011 and occupies its eighth floor. For financial companies this is an argument in itself: the exchange, brokers and the lawyers who serve them end up in one building, and part of the meeting schedule stops requiring trips across the city.
The first and second floors are taken by the SmArt.Point coworking space of about 9,000 sq m, designed for roughly 700 people at a time. It contains the Transforma theatre with 120 seats, a conference hall for 100–150 people, a gym and showers for those who arrive by bicycle. The coworking space opened on the site of a former cinema hall: the separate Cinema Towers 3D cinema in the complex closed in August 2021 and has not reopened.
Separately, the complex houses the Grand Hall with 1,200 seats — one of the largest halls in Almaty. The towers are linked by a three-storey podium with a hotel that today operates under the Hyatt Regency Almaty, Rahat Palace brand and has 292 rooms. For companies that hold conferences with visiting participants, the combination of a hall plus a hotel in the same complex covers two tasks at once.
- underground and surface parking
- central and local air conditioning
- supply and exhaust ventilation
- conference halls and a ballroom for 1,200 people
- the SmArt.Point coworking space on the first two floors
- bank branches, cafés and shops in the podium
- telecom operators: NLS, OBIT, SmartNet, TransTelecom, Kazakhtelecom
Transport and parking
Mukhtar Auezov Theatre metro station is about six minutes on foot — by the standards of business Almaty that is very close, and for a complex of this size the metro really does work as a daily staff route rather than as a line in the description. Nearby is the Satpayev (Baitursynov Street) stop, served by seven bus routes.
Parking here is noticeably larger than at most buildings in the city: the catalogues give 416 underground and 464 enclosed parking spaces. Parking is paid — according to the city portal, paying online costs 100 tenge an hour and paying through a parking meter costs 200 tenge an hour. For a tenant this means the question of visitor spaces is solvable, but staff parking costs have to be budgeted in advance or a season ticket discussed with the management company.
Technical operation of the complex is handled by the management company Marden Property, according to the industry publication czhr.kz.
What to bear in mind when choosing a unit
First, wayfinding. The complex is large, the two towers are joined by a podium, and the layout has come out confusing: a visitor can find it hard to locate the right office. If clients come to you, work out the route from the car park to your door and explain it in advance in the meeting confirmation — that is cheaper than losing ten minutes at every meeting.
Second, the lifts. The complex has 21 lifts, and they work unevenly: in some places the ride up is quick, in others you have to wait. With 25 floors and 117 organisations in the building, the difference between the third and the twentieth floor during the morning peak can be significant. Check in person if you are considering a unit in the upper part of a tower.
Third, the ratio of class to price. Brokerage catalogues place the complex in Class B, yet the set of functions — an exchange, a coworking space, a hall for 1,200 people, a hotel of an international chain — is typical of more expensive properties. That makes Almaty Towers a convenient point of comparison: by requesting terms here and in Class A buildings on Al-Farabi, you get a clear range for the cost per workplace at a comparable set of services.
