Baykonyr business centre in Almaty
Baykonyr is a thirteen-storey office building at 42 Abai Avenue, opposite the Baluan Sholak Sports Palace. It has one parameter no other building in our selection can match: the metro station is one hundred and seventy metres from the entrance. Below is what that gives in practice, who rents space here and where the persistent weak points of the building lie.

One hundred and seventy metres to the metro
Baikonur station is 0.17 km from the building — about two minutes on foot. For business Almaty this is an exception: for most office buildings in the city the metro is a kilometre and a half to two kilometres away, that is, a twenty-minute walk, and in practice staff never make it there. Here the metro works as the main way of getting to work rather than as a line in the property description.
What this changes for a tenant is worth spelling out. First, the pressure on parking drops: some staff physically do not need a space, which means fewer conflicts over spaces and lower costs. Second, the hiring geography widens — the office is equally easy to reach from the east and from the west of the city along the red line. Third, a client or a partner needs no route explained: the name of the station matches the landmark.
The building stands on Abai Avenue — one of the two main east–west arteries of the city — at the junction with Baitursynov Street. Across the road, at 44 Abai, is the Baluan Sholak Sports Palace. That neighbourhood means both good recognition of the address and periodic surges of traffic on the days of large events.
The building: three versions of the total area
The year of construction is 2010 and there are thirteen floors. Both values come from one and the same body of market data, and the number of floors is independently confirmed by the tenants themselves, who speak of “two lifts for thirteen floors”. One industry directory calls the building fourteen-storey — the only value against three, and we record it while relying on thirteen.
The total area is trickier: three sources give three values. The management company Marden Property states 10,042 sq m, the market descriptions and the landing page of the building 9,846.5 sq m, and an industry directory 10,093.5 sq m. The spread is under three per cent and does not affect a decision, but it shows that figures for this building should be double-checked against documents. The office area is 8,200 sq m and the lettable area 7,900 sq m. The ceiling height is 2.9 metres and the seismic resistance is 9 points.
Class B+ is better confirmed here than for most properties: it is claimed by the management company on its own website (spelled “class «В+»” in Cyrillic), independently by a listings aggregator, and the same value appears in the market descriptions. The only dissenter is one industry directory with Class B without a plus. The developer and the architect could not be found anywhere.
Who manages and who rents
Technical operation of the building — the engineering systems and cleaning — is provided by Marden Property, a company that has been on the market for around twenty years. Its portfolio includes the Marden and Vega business centres, the Alma-Ata Business House, Zvezda Aktau, the SmArt.Point Almaty site and properties in Astana, Aktau, Atyrau and Karaganda. An important precision: the company itself describes its role as technical operation rather than development — that is, it was not the developer of the building.
The tenant mix is unusually international for a Class B+ building. The upper floors, from the tenth to the thirteenth, are occupied by the head office of LG Electronics Almaty Kazakhstan. The seventh floor holds the office of Novo Nordisk Kazakhstan, and the building also houses Beiersdorf, TMF Group, IQ-Solutions and the sales department of the developer Sensata Group. Among the financial organisations are a consultation centre of Otbasy Bank and a branch of Alfa-Bank with a cash machine. In total the building holds eighteen organisations.
The ground floor holds the Marrone Rosso coffee shop — by local standards a notable venue rather than an in-house canteen. There is a prayer room on the same ground floor.
Engineering
In engineering terms the building is typical of its class and year of construction. One point deserves separate mention: the air conditioning here is local, unit by unit, rather than central — and that affects both comfort and the structure of the running costs.
- local, unit-by-unit air conditioning
- natural and supply-and-exhaust ventilation
- two passenger lifts for thirteen floors
- ceiling height of 2.9 m, seismic resistance of 9 points
- open-plan and cellular layouts, lobby finished in tile
- surface parking — the sources disagree on the number of spaces
Parking and lifts: two systemic weak points
The number of parking spaces diverges more sharply than any other parameter of the building. The market descriptions together with the landing page give 77 surface parking spaces, a listings aggregator gives 46 spaces without specifying the type, and an industry directory gives 110. The spread is more than twofold, and the available data cannot resolve it.
Practice, however, is closer to the lower figures: the car park at the building is small, there are not enough guest spaces, and a charge for a space can be taken at the entrance without a published tariff — one known case had a security guard asking for two thousand tenge. For a building whose strength is a metro station two minutes away, this is a logical weakness: parking is not the priority here, and it should not be counted on for a company’s entire fleet.
The second persistent weak point is the lifts. There are two of them for thirteen floors, and that is not enough, especially when one goes out of service. If your office is planned for the upper floors and the company has more than twenty people, take the lift at nine in the morning — that is the only way to understand whether such a load is acceptable to you.
The surroundings and what to clarify
The strengths of the building are consistent: the modern architecture and the mountain view from the upper floors, the comfort inside, the work of the staff and that same coffee shop. Among the weak points, besides parking and lifts, are a brusque manner from the security staff, the air conditioning and interruptions to the power supply. The last of these should be connected with the fact that backup power supply in the building is not declared by any source — if you have a server room or a round-the-clock service, close that question in documentary form.
The surroundings of the building are rich: the central part of Abai Avenue with banks, catering and shops; the Sports Palace across the road; the Promenade business park and other business addresses within walking distance. The building has no environmental certificates, which is to be expected for Class B+.
Before signing the lease we advise closing four questions. How many parking spaces are allocated to the unit and on what terms, given the three-way discrepancy in the sources. How matters stand with backup power supply. Whether the unit-by-unit air conditioning works in your space during the summer peak — check in person rather than by the description. And which floor the unit is on: with two lifts, the difference between the fourth and the twelfth floor is felt every day.
Questions and answers
How far is it from Baykonyr to the metro?
Baikonur station is 0.17 km from the building — about two minutes on foot. This is the shortest distance to the metro among the business centres in our directory, and it makes the metro the main way of getting to the office rather than a fallback.
What class is the building and how many floors does it have?
Class B+ is claimed by the management company Marden Property, a listings aggregator and the market descriptions; one industry directory gives Class B. There are thirteen floors according to the market data, and the tenants confirm the same; that same directory states fourteen. The year of construction is 2010.
What is the area of the building?
The total area appears in three values: 10,042 sq m according to the management company, 9,846.5 sq m according to the market descriptions and the landing page, and 10,093.5 sq m according to an industry directory. The office area is 8,200 sq m, the lettable area 7,900 sq m and the ceiling height 2.9 metres.
How many parking spaces are there?
The data disagrees by more than a factor of two: 77 surface parking spaces according to the market descriptions, 46 spaces without a stated type according to a listings aggregator, and 110 according to an industry directory. In practice the parking is described as small and short of guest spaces, so the number of spaces allocated to your unit is worth fixing in the lease.
Who rents offices in Baykonyr?

The building also houses Beiersdorf, TMF Group, IQ-Solutions, the sales department of Sensata Group, a consultation centre of Otbasy Bank and a branch of Alfa-Bank.
