What the building is
This is not a single tower but a complex of four reconstructed blocks. The reconstruction began in April 2014, and by November of the same year the four blocks had been combined into a single complex. The property is managed and owned by Global Development Corporation — Global Development LLP, the same company that owns Park View Office Tower at 77 Kunayev Street. Having a professional owner with several properties in the city matters in practice for a tenant: with such owners the operating regulations, the procedure for approving alterations and the handling of requests are usually set up rather than resolved from scratch each time.
The central fact about the property is its tenant mix. According to the developer, the complex has housed or houses ForteBank, Pfizer, Turkish Airlines, DHL, Imperial Tobacco, Motorola, ALD Automotive, the Embassy of Malaysia, Interstate Gas Company, Otto Group and 20th Century Fox. To this is added the Yandex Pro consultation centre. Such a set — pharmaceuticals, an airline, logistics, everyday consumer goods and a diplomatic mission — means that the building regularly passes the corporate audits of Western companies on security, access arrangements and engineering. For a tenant with its own security service this saves time: the basic requirements have already been checked before you.
The second distinguishing feature of the property is the BREEAM In-Use International 2015 certificate for buildings in operation. There are only a handful of such buildings in Almaty: Park View Office Tower, owned by the same company, holds BREEAM In-Use, and Esentai Tower holds LEED Silver. It is important to understand what such certification assesses: not the design and not the beauty of the façade, but the operating policy and the technical condition of the building in use. That is, it is a statement about the quality of management rather than only about how the property was built. For companies with an internal sustainability policy, such a certificate at the address they rent is often part of the formal requirements.
Some parameters diverge publicly, and these discrepancies have to be carried into negotiations as they are. Market descriptions give five floors, 8,686.9 sq m of total area, 6,745.3 sq m of lettable area and 130 surface parking spaces. The developer's website describes the configuration differently — two blocks of five and four floors, a GBA of 8,690 sq m, a GLA of 6,243 sq m and 100 parking spaces. The discrepancies over parking and lettable area remain unresolved; the number of floors and the year of the reconstruction coincide in both versions. The class is also given differently: the developer's website says B+, the market description says B. The difference here is not cosmetic: between B and B+ on the Almaty market lie several thousand tenge of rent, so the class is worth fixing in negotiations rather than taking from a listing.
Infrastructure and engineering
The set of services on the site and nearby is unusually wide for an office address: a conference hall, a fitness centre, a swimming pool, a food court, cafés and restaurants, a cinema, a salon, a pharmacy, a cash machine, a hotel and a park. For a company this means that corporate events, training, client meetings and the everyday needs of staff are all covered on site. A conference hall within the perimeter of the complex is particularly useful for teams that frequently run presentations and interviews: there is no need to rent an outside venue and fit the calendar around it.
The engineering provision: supply and exhaust ventilation, central and local air conditioning, lifts, seismic resistance of 9 points, security. The developer notes separately that most of the engineering systems were modernised during the 2014 reconstruction — for a reconstructed property this is the key question, and here there is an answer to it. An unusual detail for the city is a choice of four telecom providers: Kazakhtelecom, KazTransCom, OBIT and Beeline. For a tenant with requirements for a redundant channel this is a tangible advantage: two independent operators in one building close the risk of downtime without laying a line of your own, and competition between providers inside a property usually improves the terms as well.

Location and transport
The complex stands at 100 Nazarbayev Avenue — this is the former Furmanov Street, one of the main north–south axes of the central part of Almaty. The old name still crops up in documents, in navigation apps and with taxi drivers, so it is useful to give both versions in letters to partners. The surroundings are a dense centre with a business and retail function, a hotel, a cinema and a park.
It is about 500 metres to Zhibek Zholy metro station, some seven minutes on foot. For the Almaty office market such a walking connection to the metro is a rarity: most properties in the city are half an hour's walk from the nearest station or further. For a tenant this is a direct saving — a wider hiring geography, less pressure on parking, lower spending on corporate transport. The route is nonetheless worth walking yourself at the morning peak: it passes through a densely built-up centre, and the comfort of the walk depends on the crossings and the pavements rather than on the distance on the map.
The car side requires clarification because of a discrepancy in the data. Market descriptions state 130 surface parking spaces, the developer's website 100. For a complex of this size in the centre this is in any case not an excessive resource, so in negotiations find out not the total number but how many spaces are allocated to your unit, whether they are included in the rent, how guest entry is arranged and whether there is an alternative nearby. Central development and the congestion of the avenue at peak hours add more to journey time than the navigation app shows.
Who it suits and what to check when choosing a unit
The minimum unit is stated from 100 sq m, that is, the property works with small tenants too and not only with large corporate teams. Combined with the established mix of residents, this gives a clear profile: representative offices of international companies, pharmaceutical and logistics divisions, financial and technology teams, consulting, diplomatic and industry missions. A company that needs a certified address with verified access arrangements but does not need a whole floor has somewhere to settle here.
The low-rise format of several blocks changes the usual logic of a viewing. Dependence on lifts is lower than in a high-rise and the morning peak in the lobby is easier to bear, but the flows are distributed between blocks rather than vertically. So find out in advance which block exactly the unit is in, how to move between blocks in bad weather, where the meeting rooms and the shared services are located and whether your team will end up physically cut off from the rest of the complex's infrastructure.
Because of the discrepancies in the open data, reconciling the figures is a separate point. In negotiations, fix what area will go into the lease and by what method it has been calculated, how many parking spaces are actually allocated and what class of building the owner states. After that comes the usual set of checks: what is included in the rent and what is paid on top, who services the climate systems and how often, how the telecom channels are brought in and whether two operators can be connected at once, and what the access regime is outside working hours and at weekends.
The contractual framework is worth discussing before the viewing, so as not to lose time on properties with unsuitable terms: the lease term and the indexation arrangements, the conditions and notice period for an early exit, the size of the security deposit, who carries out and pays for the fit-out and what happens to it on departure, and the procedure for approving alterations. With an owner that has several properties these regulations are usually formalised — ask for them in writing.
What to compare before deciding
The rent at the property is not publicly disclosed — it is given as “on request”, that is, it is determined in individual negotiations. That means the comparison starts not with a figure from a listing but with a request for a commercial proposal for every address on the shortlist in the same format: rent, service charges, parking, fit-out terms, term and indexation. Only after that do the numbers become comparable. Count the full cost of a workplace over the term of the lease, not the monthly rent per square metre.
The second parameter is the transport model, and here the property has a strong position. Seven minutes on foot to the metro is a rarity for the Almaty office market, and that difference can be valued in money: compare addresses without walking access to a station and work out what parking, corporate transport and longer hiring will cost. It often turns out that a higher rent by the metro pays for itself in the first year.
The third is certification and the quality of operation. BREEAM In-Use assesses not the design but how the building is maintained, so for companies with an internal sustainability policy or with requirements from head office this is a ready-made argument. If for you this criterion is a formality, compare not the certificate itself but what stands behind it: the regulations for servicing the systems, resource consumption, the quality of the internal environment — the same questions can be put to a building without a certificate.
The fourth is how ready the space is and the timing. A unit with completed fit-out is more expensive in rent but lets you move in quickly; space in shell condition is cheaper but adds the design, the approval with the management company and the works to the date the team goes on site. For a reconstructed complex, clarify separately which changes to the layout can be approved at all and within what timeframe — this often determines the real moving date more strongly than the price does.
