Q is a six-storey office building at 191 Zheltoksan Street, not far from Republic Square. The building: six floors and a glazed atrium
The building was completed in 2013 and has six floors. The total area is 16,762 sq m and the lettable area is 12,000 sq m. The structure is reinforced concrete and seismic resistance is stated at 9 points. The low rise is not a drawback here but a characteristic of the format: with six levels and a total area of that size the floors come out large, and the load on the lifts is fundamentally lower than in a tower of comparable area.
The ceiling height is not uniform: the catalogues quote three values — 2.8, 3.0 and 3.7 metres depending on the unit. That matters more than it seems. A unit with a 3.7-metre ceiling and one with 2.8 metres are different spaces in feel and in what the layout allows, so the promised height should be checked against the specific unit rather than against the description of the building.
A separate feature of the building is the glazed atrium that fills the space with light. Layouts in the building are mixed: both open-plan and cellular, with carpet or laminate flooring. Neither the architect, nor the developer, nor the management company is named in open sources; the building’s own website offers space “direct from the owner” but does not publish the name of that owner.
The dispute over class and the banking-past version
The class of the building is a point of disagreement. Market descriptions claim Class A. A listings aggregator independent of them assigns the building to Class B. The building’s own website does not publish a letter class at all. The difference between A and B is substantial both in the rent and in what a tenant expects, so we give both positions rather than choosing the convenient one.
The same source reports that the building was originally designed to house Sberbank of Russia and was built with the requirements for banking premises in mind, and describes the style as “high-tech”. Neither the building’s own website nor any other data confirms or refutes this, so we pass it on as information from a single source. If the version is correct, it explains part of the specification: reinforced structures, heightened security requirements and the spread of ceiling heights between the banking hall and the office areas.
The current make-up of the ground floor is indirect support for the banking history: it holds a ForteBank cash machine and a Bereke Bank branch — a bank that traded under the Sberbank brand until 2023. Directories still call this branch either Bereke Bank or Sberbank, and it is most likely the same organisation under the old and the new name.
Engineering and parking
The engineering specification of the building is described in detail by the catalogues, but the number of parking spaces throws up an inconsistency that is worth knowing about before negotiations.
- central air conditioning and supply and exhaust ventilation
- round-the-clock security — confirmed both by the building’s own website and by the catalogues
- internet provider in the building — KazakhTelecom
- lifts: according to market descriptions, three passenger lifts of 1,350 kg and two of 1,000 kg; the building’s own website does not confirm the number
- underground parking for 96 cars and surface parking for 68 cars
- seismic resistance of 9 points, reinforced concrete structure
Where the sources get confused
Parking. The structured tables of the market descriptions list 96 underground and 68 surface spaces. Yet in the descriptive text on the very same page those figures are the other way round — 68 underground and 96 surface. It looks like a typo within a single source, but which of the two splits is correct cannot be established. The total capacity of 164 spaces, meanwhile, is not disputed. Separately, a figure of “15 free spaces” turns up — most likely a different metric rather than the capacity of the parking.
The district. Most of the data — the city directories, the maps, the building’s own website and market descriptions — place the building in the Bostandyk district. Individual directories call it Almaly, and the listings aggregators call it Medeu. Three different districts from three sources; we stay with Bostandyk as the majority version, including the mapping services.
The distance to the metro. The nearest station is Abai. Different estimates give between 1.3 and 2 km and around twenty-one minutes on foot. A spread of seven hundred metres means one thing: allow around twenty minutes to reach the metro and do not count on it as the main way of getting to the office.
What belongs to the building and what belongs to its tenants
This is the most important story about the building, and it is a story about telling things apart. The head office of OLX is located here, and a significant share of the negativity circulating around this address is aimed at the service of that company — account blocks and the work of its support team — rather than at the business centre. The address is therefore worth unpicking through the properties of the building itself.
The strengths of the building are consistent: spacious light offices, the glazed atrium, high ceilings, convenient parking, a coffee shop and a canteen inside the building, attentive staff. In other words, the physical environment itself raises almost no questions.
There are two weak points, and both belong to day-to-day operation. The first is the work of the security service and the reception desk: the manner can be brusque. The second is the absence of bins on the site. One more technical detail: the windows do not open, which leaves some tenants with questions about the ventilation. The practical conclusion is to speak to the security and reception staff in person at the viewing and check how the specific unit is ventilated.
The surroundings and what to clarify before the lease
The building stands in the upper part of the centre, next to Republic Square and the Almaty city administration building. It is an address that needs no explaining to a client, and the business environment around it is dense. Everyday tasks are covered inside the building: the Q Coffee Shop on the ground floor, a canteen on the fifth, cash machines. Besides OLX, the residents include the company Almanit and the online shop JMart.
What the open sources do not have: the typical floor plate, any data on backup power supply, any environmental certificates and the opening hours of the building itself. The building does not publish rents either — everywhere it is “on request”, and that, it must be said, is more honest than out-of-date figures in a catalogue.
Before signing it is worth establishing four things. First, the ceiling height and the allocation of parking spaces for your specific unit, taking into account the inconsistency described above. Second, what exactly is included in the rent and how it is indexed. Third, the access regime outside working hours, especially if you run shifts. Fourth, the ventilation of the specific unit, given that the windows do not open.
Questions and answers
Where is the Q business centre located?
Almaty, 191 Zheltoksan Street, not far from Republic Square. Most of the data — the city directories, the maps, the building’s own website and market descriptions — place the building in the Bostandyk district, although individual directories call it Almaly or Medeu. The nearest metro station is Abai, between 1.3 and 2 km away depending on the estimate.
What class is the building?
The data disagree. Market descriptions claim Class A, while a listings aggregator independent of them assigns the building to Class B. The building’s own website does not publish a letter class. The building was completed in 2013, has six floors, a total area of 16,762 sq m and a lettable area of 12,000 sq m.
What is the ceiling height in the building?
There is no single height: the catalogues quote three values — 2.8, 3.0 and 3.7 metres depending on the unit. The height should be checked against the specific unit rather than against the description of the building as a whole.
How many parking spaces are there?
The specification tables of the market descriptions list 96 underground and 68 surface spaces. In the descriptive text on the same page those figures are swapped, so which split is correct cannot be established. A total capacity of around 164 spaces is not disputed.
Who rents offices in the building?
The head office of the classifieds service OLX is located here. The directories also name the company Almanit and the online shop JMart. The ground floor holds the Q Coffee Shop and ForteBank and Bereke Bank cash machines, and the fifth floor holds a canteen.
How can I find out available space and rents in the Q business centre?
The building does not publish rents openly — both its own website and the catalogues invite you to ask. Send a request and we will collect the current options in the building and comparable offers near Republic Square.
