SAT business centre in Almaty
SAT is a seven-storey business centre at the junction of Manas and Satpayev streets in the Bostandyk district. The building has two valid addresses and two separate entrances, and this is not a muddle in the sources but a feature of the property. Another feature is the tenant mix: besides financial and retail companies, the honorary consulate of a foreign state is based here. Below is what is confirmed, where the sources disagree and why the name of the building has nothing to do with the industrial holding of the same name.

Two addresses, two entrances, one building
The building stands on a corner plot and has two entrance groups — one from Manas Street and one from Satpayev Street. Accordingly, in directories and listings it appears under two addresses: 32a Manas Street and 31 Satpayev Street. Both are correct, both relate to the same property, and the existence of two entrances is confirmed by the building’s own website.
For a tenant this is a practical advantage worth using when choosing a unit. Two entrance groups mean that the flows can be separated: staff come in from one side and clients from the other. A company that receives visitors would do well to ask which entrance is closer to the lift group serving its floor.
When searching for listings, check both addresses — some of the offers for this building are published under only one of them and simply do not turn up under the other. One more point, about the district: the descriptions of the property give both Almaly and Bostandyk. The building stands next to the district boundary, which runs along Satpayev; we follow the majority version — Bostandyk.
What is known about the building
Seven floors — a value confirmed by three independent descriptions of the building. The total area is 14,500 sq m, the lettable area 13,000 sq m, the ceiling height 3 metres and the seismic resistance 9 points. The range of units on offer is wide — from 160 to 1,554 sq m, which accommodates both a small team and a division of a hundred and fifty people.
The vertical transport is stated as four lifts serving all seven floors. This is a rare case where the number of lifts is confirmed not only by the description of the building but independently, by the practice of the tenants themselves. For a seven-storey building that is a good ratio.
Of the engineering: natural plus mechanical supply-and-exhaust ventilation, air conditioning by local split systems, tiled floors. Underground parking for 20 cars and surface parking for 20. Among the accessibility features a ramp, a wide lift, an automatic door and an accessible entrance are stated.

The name coincides with a holding company, but there is no connection
The abbreviation SAT is familiar in Kazakhstan from an industrial holding of the same name, and the assumption of a connection arises by itself. We checked it deliberately: no source links the building at 32a Manas with that holding, and all the search results for such a combination relate either to the business centre itself or to unrelated subjects. The coincidence of names is accidental.
The owner and operator of the building is the company Eurasia RED, founded in 2007. This is confirmed by two independent sources: the company’s own website, where the SAT business centre is part of its portfolio, and a business publication that names Eurasia RED as the operator of the property. The company itself rents an office in the building, which for a management structure is a good sign.
Of the other namesakes: the SAT examination and the preparation centres for it — one such centre operates in a different business centre in the city and has nothing to do with our building. There is also a SAT business centre on Kunaev Street and a property of the same name in Astana; a construction company with a similar abbreviation works in the capital. All of these are different properties.
The year of construction could not be established
The year the building was commissioned is given nowhere — neither on its own website, nor in the industry catalogues, nor in the city directories. Targeted searches produced nothing.
The only mention — the year 2006 together with an area of 14,566 sq m — appeared in a search snippet referring to a page on the developer’s site. That page itself returns a 404 error when opened directly, in both the Russian and the English version. This may mean that the page once existed and the data is correct, or it may mean that the snippet was assembled inaccurately. It cannot be verified, so we do not publish the year.
A separate warning about one more trap. On the same Manas Street, a little further along, stands the building of the university of information technologies, refurbished in 2004 from an unfinished block of the late 1980s. This story regularly surfaces in searches on the street and has nothing to do with our building: the university is at a different junction.
Who works here
According to our database the building has sixteen organisations, and their mix is noticeably more corporate than at its peers in Class B. The financial block is represented by the companies of the Centras group — Centras Securities in office 201 on the second floor and Centras Brands in office 301C on the third. The retail and consumer sector is represented by Koton, Lamoda.kz, TEMA RETAIL KZ in offices 402–403, Amway and BE International in office 601A. Among the industrial names is Aitas KZ.
The most unusual detail is the honorary consulate of Brazil in office 204 on the second floor. A diplomatic presence in a Class B building is rare and indicates that the property meets the requirements for security and for representation. On the ground floor, on the Satpayev side, there is the Myata Lounge restaurant, and an Oppo service centre is located there too.
The profile adds up to a clear picture: brokerage and investment companies, representative offices of retail brands, a diplomatic function. This is an address people come to for meetings, and a building where the appearance of the reception desk matters. The usual caveat applies: leases end and are renewed, and the mix reflects the open data at the time of collection.
The strengths and weaknesses of the building
Below is what shows up consistently at this address and what makes sense to check at a viewing: the strengths of the building, its two bottlenecks and the caveat without which the picture comes out wrong.
The strengths. The cleanliness of the common areas, the catering points and the vending machines on the second floor, the organised work of the management company, ventilation and air conditioning in proper working order, and accessibility for visitors with reduced mobility. The lavatories are kept in order: consumables in place, cleaning regular. At the entrance there is a turnstile access control system.
There are two weak points. The first and main one is parking: forty spaces for a building with 13,000 sq m of lettable area is plainly too few, and that constraint is permanent rather than seasonal. The second is the lifts: there are four of them, which is good for seven floors, but the doors close sharply and the car sometimes changes direction contrary to the button pressed. Separately, there are traffic jams on Satpayev at peak hours, but that is a feature of the district rather than of the building.
One more caveat. Some of the negativity at this address relates to the work of a service centre that rents space here. That is a question for a tenant rather than for the business centre, and the two should not be conflated.
Location and what to clarify
The transport accessibility of the building is among the best in this selection. Mukhtar Auezov Theatre metro station is about 800–900 metres away, some twelve minutes on foot; Alatau station is roughly 1.4 km away. The surface transport stops at the junctions of Manas with Abai Avenue and of Auezov with Satpayev are about a hundred metres from the entrances.
The junction of Manas and Satpayev is the business part of the Bostandyk district, with dense service infrastructure around it. The flip side is the traffic: Satpayev Street stands still at peak hours, and this is worth taking into account when planning meetings.
Not found for this building: the year of construction, the architect, the typical floor plate area, the presence of a backup power supply, environmental certificates. The class is stated ambiguously: some descriptions give B, others B+, while the building’s own website does not state a class at all.
Questions for the viewing: how many parking spaces are allocated to the unit given forty spaces for the whole building, and whether there are external alternatives nearby; how the lifts work at nine in the morning — go up yourself; which entrance is closer to your floor and whether the staff and client flows can be separated; whether there is backup power; and the year the building was commissioned, with documentary confirmation.
Questions and answers
Why does the SAT business centre have two addresses?
The building stands on a corner plot and has two separate entrance groups — one from Manas Street and one from Satpayev Street. That is why in directories it appears both as 32a Manas and as 31 Satpayev. Both addresses are correct and relate to the same property; the existence of two entrances is confirmed by the building’s own website. When searching for listings, check both variants.
Is the business centre connected with the SAT & Company holding?
No. We checked this connection deliberately — no source links the building at 32a Manas with the industrial holding of the same name. The owner and operator of the property is the company Eurasia RED, founded in 2007; this is confirmed by its own website, where the business centre is part of its portfolio, and by a business publication. The coincidence of abbreviations is accidental.
In what year was the building constructed?
The year of construction could not be established. It is given neither by the building’s own website, nor by the industry catalogues, nor by the city directories. The only mention of the year 2006 appeared in a search snippet referring to a page on the developer’s site, but that page itself returns a 404 error in both the Russian and the English version, so it cannot be verified.
How many lifts and parking spaces does the building have?
Four lifts for seven floors — the number is confirmed both by the description of the building and by the practice of the tenants. Parking: an underground car park for 20 cars and surface parking for 20, forty in total. For 13,000 sq m of lettable area that is few, and the shortage of spaces is the main constraint of the address.
Which companies rent offices in SAT?
The companies of the Centras group — Centras Securities in office 201 and Centras Brands in office 301C, the retailers Koton, Lamoda.kz and TEMA RETAIL KZ in offices 402–403, Amway and BE International in office 601A, and the industrial company Aitas KZ. A separate detail is the honorary consulate of Brazil in office 204. On the ground floor, on the Satpayev side, there are the Myata Lounge restaurant and a service centre.
How can I find out available space and rents?
We do not publish rents for the buildings in this selection. Units in the building are offered in a range from 160 to 1,554 sq m. Send a request and we will ask the management company for the currently vacant options and put together comparable offers in the Bostandyk district. The search is free for tenants.
