Koktem Grand business centre in Almaty
Koktem Grand is a complex of several blocks at 210 Dostyk Avenue, near the junction with Al-Farabi Avenue. By total area it is one of the largest properties in this selection, and inside it lives something business centres almost never have: a banqueting hall, a gym and a nursery. Below is what the sources confirm, how block A differs from block B and what to look at when choosing space. Do not confuse the building with Koktem Towers at 180 Dostyk — that is a different property.

A complex of several blocks
The building was completed in 2014 and consists of blocks A, B and the central one. The total area is 56,379 sq m, the lettable area 47,922 sq m, the typical floor plate 1,250 sq m, the ceiling height 3.2 metres and the seismic resistance 9 points. These values match between the complex’s own website and the brokerage catalogue, so they are confirmed from two sides.
The number of floors is stated as fourteen — both on the website of the complex and in the catalogues. There is a discrepancy here, but an old one: an interview given by the management company to Kapital.kz in 2017 described the complex as three towers of 13, 15 and 8 floors. This may be a matter of different counting methods across the blocks. The value of “16 floors” that appears in some aggregators has no reliable confirmation and most likely refers to the residential complex of the same name.
The complex is managed by K-Towers Realty LLP, part of Koktem Group. The same company manages the neighbouring Koktem Towers building at 180 Dostyk — because of the shared management the sources often mix these two properties up, and data on one ends up in the record of the other. The name of the architect and the legal entity of the developer are not given in open sources.
The class of the building: three different assessments
The class is the most disputed parameter of this building, and the disagreement is three-way. The complex’s own website claims B+. The market descriptions assign the building to Class B. And in the 2017 Kapital.kz interview a representative of the management company called the class “A”.
A spread of two steps is no trifle: between B and A lies a substantial difference in the rent and in what a tenant is entitled to expect in terms of engineering, lifts and service. We give all three positions and advise relying in negotiations not on the letter but on verifiable parameters: the ceiling height, the set of systems, the number of allocated parking spaces and the condition of the specific unit.
The range of space on offer in the complex, according to its own website, runs from 167 to 1,153.7 sq m. The layout is flexible, with both open plan and cellular arrangements available; the flooring is tile.
Parking: 731 spaces by one source and 280 by another
Both the complex’s own website and the market descriptions give 231 spaces in the underground car park and 500 spaces in the open surface car park. If that is so, the complex has no equal in combined capacity among the buildings in our selection, and for business Almaty, where parking is the main source of conflict between tenants, that is a noticeable advantage.
A caveat is still needed. In the 2017 interview the management company described the parking differently: a two-level underground car park for 210 cars plus around 70 more, that is, some 280 in total, with no mention of a large surface car park. The configuration may have changed over the intervening years, and the counting methods may also differ — for example, whether the shared courtyard of the complex counts as part of the parking. The figure of 500 surface spaces is worth checking at the viewing.
Separately, about the parking: it has become chargeable. The terms of use — whether it is included in the rent, how many spaces are allocated to the unit, what a guest space costs — need to be spelled out as a separate clause of the lease.
Engineering and security
The set of systems in the complex is confirmed both by its own website and by the brokerage catalogue — a rare case where the two sides agree on almost every point.
- central and local air conditioning
- supply and exhaust ventilation integrated with the air conditioning system
- round-the-clock security and access control
- ceiling height of 3.2 m, seismic resistance of 9 points
- internet providers in the complex: Beeline and Tele2
- typical floor plate of 1,250 sq m, open-plan and cellular layouts
A banqueting hall, a gym and a nursery
The complex houses the Koktem Ballroom banqueting hall — at the address of block 210A, open daily from 11:00 to 23:00. According to the interview with the management company, the hall seats around 350 guests; the directories, meanwhile, describe rooms with capacities from 10 to 100 people, which probably refers to individual spaces inside. For a company that gathers its whole team once a year or holds a large conference, a venue in its own building settles the question without travel or logistics.
Another rarity is a nursery on the site of the complex, open among others to the children of tenants’ staff. In the commercial property of Almaty this is almost never encountered, and for companies with a large share of young parents on the payroll such a factor affects retention more strongly than the quality of the fit-out.
In addition, the complex has a restaurant, a lobby bar and a café, a fitness centre and a beauty salon. The gym is singled out for its atmosphere, its cleanliness and the work of the trainers.
Blocks A and B: why they are effectively different buildings
This is the main feature of the complex, and averaging it out would be a mistake: blocks A and B differ markedly in how they are run — at the level of “a different building” rather than “a different entrance”. The weak points are concentrated in block B: the work of the lifts and the regime for getting into the office. A difference of this scale between blocks of the same complex is a signal to be taken seriously.
The difference shows in the detail. Block A has offices with panoramic views, an accessible environment with a ramp, a wide lift and an adapted entrance, cleanliness, security and a bright lobby. Its weak points are mundane: difficulty getting into the office during working hours, chargeable parking, a lack of consumables in the toilets, cold corridors in winter.
In block B the picture is worse. The lifts are not synchronised with each other, and the management company has failed to solve this for years; added to that are the work of the reception desk and an access regime that can leave you unable to get into the office for half an hour. The practical conclusion is obvious: what you should be viewing is not “the building” but the specific block, and questions about the lifts and the access regime should be asked in relation to it.
Getting there and what to clarify before the lease
The nearest metro station is Abai, roughly 1.95 km away, around 21 minutes on foot. In other words, the metro here is a fallback, and the main load falls on surface transport and cars. The Dostyk Avenue / Al-Farabi Avenue stop, however, is 152 metres from the building, which is decisive for staff without a car.
The complex stands at the junction of the two main arteries of the upper city. The upside is clear logistics and a prominent address; the downside is that both avenues are heavily loaded at peak hours and travel time has to be planned with a margin. No environmental certificates were found for the complex, and the sources hold no data on backup power supply.
Before signing the lease it is worth establishing five things. Which block the space is in and how the lifts work in that block. How many parking spaces are allocated to you and on what terms, bearing in mind that the parking is chargeable. What the service charge covers, including the heating of the corridors and the consumables in the common areas. The access terms in the evening and at weekends. And, if the banqueting hall or the nursery matters to you, on what terms they are available to tenants.
Questions and answers
What class is the Koktem Grand business centre?
The sources disagree three ways. The complex’s own website claims Class B+, the market descriptions give Class B, and in a 2017 Kapital.kz interview a representative of the management company called the class “A”. When comparing rents it is worth relying on verifiable parameters rather than on the letter of the class.
What areas does the complex have?
The total area is 56,379 sq m, the lettable area 47,922 sq m and the typical floor plate 1,250 sq m. The complex consists of blocks A, B and the central one, and the stated number of floors is 14. The range of units on offer, according to its own website, runs from 167 to 1,153.7 sq m.

The Koktem Ballroom banqueting hall, open daily from 11:00 to 23:00 and seating around 350 guests according to the management company; a restaurant, a lobby bar and a café; a fitness centre; a beauty salon and a nursery, open among others to the children of tenants’ staff.
How does block A differ from block B?
The blocks differ markedly in how they are run. The weak points of block B are the work of the lifts and the regime for getting into the office. When choosing space it is worth looking at the specific block rather than at the complex as a whole.
How do I get to Koktem Grand and how can I find out available space?
